How HuurBach uses your data
Clear, honest, and non-legalistic. We believe you should understand exactly what happens to your information.
What data we collect
- Account information: your email address and a hashed password
- Profile information: name, city, student status, employment status, income range, guarantor availability, documents you have, move-in preferences, and an optional personal note
- Application content: the email body you compose, the listing you applied to, and the outcome (positive reply, rejection, ghosted)
- Email replies: replies sent to your HuurBach platform email address, which we read and classify
- Listing data: extracted criteria from the listing URL or text you provide
Email sending and receiving
HuurBach sends rental applications only with your explicit consent before each send. We generate a platform email address (e.g. user-abc123@huurbach.nl) for you.
Replies from brokers arrive at your platform address. HuurBach reads these replies to classify them as positive, negative, or unknown — using an AI language model. We store the reply text to show you the outcome and to generate anonymised aggregate insights.
Your application letters and broker replies are never shown to other users in any form.
Anonymised aggregate insights
We aggregate outcomes across applications to generate anonymised patterns such as: "Applications to this broker that included a guarantor statement had a higher positive reply rate."
We never expose individual application letters, individual outcomes tied to a person, or any identifying information in these patterns.
Broker-level statistics are only shown if there are at least 5 applications to that broker. Listing-level statistics require at least 3 applications.
What we never do
- We do not use nationality, gender, ethnicity, religion, disability, family status, or exact age in our scoring or recommendations
- We do not collect your BSN, passport number, or upload identity documents
- We do not share your raw application letters with other users or third parties
- We do not say "You will be accepted" or "This broker discriminates"
- We do not infer protected characteristics from your free-text inputs
- We do not advise you to hide your identity or change how you present protected traits
LLM / AI processing
HuurBach uses an AI language model (OpenAI-compatible) to:
- Extract structured data from listing text
- Compose or improve application email drafts
- Provide feedback on your draft (tone, missing items, broker tips)
- Classify broker replies as positive, negative, unknown, or irrelevant
Content you input (listing text, application body, profile information) may be sent to the LLM provider for processing. We use only what is necessary. We do not store LLM conversations beyond what appears in your dashboard.
Your rights
- Access: you can export all your data from Settings
- Deletion: you can delete your account and all associated data from Settings
- Correction: you can update your profile at any time
- Consent withdrawal: you can withdraw consent at any time; this prevents future emails but does not delete already-sent applications
